Osceola Mill House Bed & Breakfast Terms and Conditions

• All rates are based on double occupancy.
• The Carriage House alone can accommodate additional guests, up to a maximum of five, at $30 per person, per night.
• Two-night minimum stay required in the Carriage House at all times
• Two-night minimum stay in all other rooms required during peak times and holidays. Please contact us for more information
• Guests of the Main House must be over 18 years old. Children under 15 are permitted only in the Carriage House. For those with children under 10, breakfast will be delivered to the Carriage House when booking includes the full B&B package.
• Pets of any kind are not permitted. Guests with service animals must make all reservations by phone. Service animals must meet ADA requirements and definitions as a service animal; emotional support animals do not meet this criteria and will not be permitted. All service animals must have proof of current rabies vaccination at check-in. All service animals must be kept on leash in any exterior areas of the property. No service animal may be left on site without an owner present at any time.
• Use of any candles on the property is prohibited.
• No smoking, including vaping, is permitted in the interior of any building on premises. Designated exterior areas are available, if necessary. Additional cleaning fees will be charged for any smoking or vaping discovered in any interior spaces.
• Check in is between 3pm and 8pm. Alternate check in may be available; contact the innkeepers directly to arrange.
• Check out is at 10:30am.
• Minimum deposit is equal to 50% of reservation total at time of booking. If reservation is made within ten days of arrival, full balance will be due at booking. If booking is a single night, full balance will be due at booking.
• Any remaining balance will be charged to the card on file ten days prior to arrival. If the charge is declined, we will reach out to get updated card information. If we are not able to obtain balance payment five days prior to arrival, the reservation will be canceled, and deposit will be forfeited.
• A full refund, less $45 administrative fee for each room canceled, will be given if notice is received more than 14 days prior to the original arrival date. If cancellation is 14 days or less, refund, less the administrative fee per room, will only be given if the room(s) are rebooked. If the room(s) are not rebooked, the full deposited amount is forfeited.
• Early departures are subject to the same cancellation policies. Full payment is required.
• No shows will be charged for all nights reserved. Remaining nights will be cancelled.
• All cancellations requests must be made directly through the Osceola Mill House Bed & Breakfast.
• Travel insurance is available for purchase through LodgingSafe. Guests are strongly encouraged to purchase coverage.
• Main House guests must include at least one age 18 or older; no guests under 16 allowed in the Main House. Children under 16 are permitted only in the Carriage House.
